Express Plan Service

Our express plan service is ideal for someone who has a straightforward design and needs a basic set of conceptual plans for contractor bids or possibly even for permitting. Here's how it works: Send us your layout sketch (no internet plans) and provide some basic information if you know it- foundation, roof system type and pitch, floor system, walls. We will draw floorplans (roof, living spaces floors and foundation) and elevations only. This is a basic service so there will be no site visit, no sections, no structural specifications, site/plot plan, or renderings. Just note that these plans will be labeled as 'Not for Construction'. Many times, if the builder works out the details with the owner and the town or city doesn't need a lot of information, you may be able to get a permit with these drawings. If not, they could serve as a way to complete the design concept before sending to an engineer or architect to help obtain the permits. We will send a proposal and once it is signed and returned, we put you on the schedule for drawing. Flat rate includes 1 revision. Hourly charges may apply to revisions after the first revision.

Detached Garage $375- less than 1 week lead time

Single Family Residence- starting at $750- 1-2 week lead time
